Why Is Industrial Land in Northern NSW in Such High Demand Right Now?

Industrial land in northern NSW is in high demand because South East Queensland, particularly the Gold Coast, has run desperately short of available industrial sites. With very little serviced land left to release and vacancy rates sitting near record lows, businesses that would once have set up in Yatala, Burleigh or Currumbin are now looking just across the border to Tweed Heads and the wider Northern Rivers region, where there is still room to build and prices have not yet caught up to their Queensland counterparts.

What is actually driving businesses across the border

The Gold Coast industrial market has been tight for a while now, but the pressure has genuinely intensified. Supply of serviced industrial land remains extremely limited, with very few large scale releases in the pipeline, and that scarcity is showing up in rising prices and shrinking vacancy across both the leasing and sales markets, according to recent commentary on the Gold Coast commercial and industrial market. Population growth, ecommerce expansion and ongoing business relocation into the region are all adding pressure to a market that simply does not have enough new stock to absorb it.

Northern NSW has become the natural overflow point. The Tweed sits right on the doorstep of the Gold Coast, with the same access to the M1 and the same population growth feeding into it, but with more room to move on land supply. For a business that needs a base within easy reach of the Gold Coast market but cannot find, or cannot afford, a suitable site north of the border, Tweed Heads and the surrounding area offer a genuinely practical alternative rather than a compromise.

What does this mean if you are looking for a site

If you are a business owner weighing up where to set up next, it is worth widening the search past the Queensland side of the border. Northern NSW offers land at a more accessible price point, often with shorter timeframes to get into a finished unit, simply because there is less competition for each available site compared to the Gold Coast. Our own project at LYNQ in Tweed Heads South is a good example of what that looks like in practice, boutique strata titled warehouses with genuine street exposure to the M1, secure gated access, and a layout that suits a business moving up from a smaller Queensland unit just as easily as one setting up in the region for the first time.

It is also worth knowing that local councils in the region have been actively working to bring more industrial land online. Tweed Shire Council, for example, has been progressing a flood free industrial land swap program, moving eligible businesses from flood prone sites to secure, serviced land at Industry Central in South Murwillumbah, as outlined in the council’s own announcement. That kind of local investment in usable industrial land is a good sign for anyone considering the region long term, since it points to ongoing supply rather than a one off release.

Is northern NSW a good long term option or just a stopgap

It is genuinely a good long term option, not just a temporary fix while Queensland catches up. The fundamentals that are pulling businesses across the border, population growth, proximity to the Gold Coast market, and continued transport investment along the M1 corridor, are structural rather than temporary. Businesses that set up in the Tweed now are positioning themselves in a market that is still relatively early in its growth curve compared to the more established and increasingly expensive precincts to the north.

That said, not every site in the region is equal. Flood risk, access to the M1, and proximity to the border all affect how well a location will serve a business day to day, so it is worth doing proper due diligence rather than assuming any available block will do the job.

Where we come in

We build in this exact part of the market, and our team understands both sides of the border rather than just one. That matters when you are trying to work out whether a Queensland site or a New South Wales site actually makes more sense for how your business operates day to day, since the answer is not always the one you expect.

If you are weighing up whether northern NSW makes sense for your next move, it helps to talk to a team that has actually built there. You can read more about how we approach development across Queensland and New South Wales, or reach out directly if you want to talk through a specific site, timeframe, or budget. There is no harm in asking the question early, well before you are locked into a decision either way.
